How it works
- 1
Tell us about your project
Project address, construction type, completed value, and how long the build will take. It takes a few minutes.
- 2
Compare real rates side by side
We quote multiple builders risk carriers at once, so you see actual premiums and coverage, not a single take-it-or-leave-it number.
- 3
Pick a rate and bind
Most projects bind online. Larger or more complex projects go to a quick underwriter review, and we follow up with you directly.
Who needs builders risk
Owner-builders
Building your own home and acting as your own contractor? Your lender will almost always require builders risk before funding the loan.
General contractors
When the contract makes you responsible for insuring the build, cover the structure and materials from groundbreaking to completion.
Developers and investors
Protect the value going into a residential or commercial project while it is exposed to fire, wind, theft, and vandalism.
What builders risk covers
Typically covered
The structure under construction
Framing, foundation, and everything built into the project, up to the completed value you insure.
Materials and supplies
Materials on site, and on many policies materials in transit or in temporary storage before installation.
Common perils
Fire, lightning, wind, hail, theft, and vandalism, subject to the policy's terms and deductibles.
Not covered by builders risk
Faulty workmanship or design
The defective work itself is excluded. Many forms do cover damage that results from it.
Contractors' tools and equipment
These need their own coverage, usually an inland marine or equipment policy.
Liability and job-site injuries
Builders risk covers property, not people. General liability and workers' comp handle those, and we quote both.
Flood and earthquake
Excluded unless added. Flood coverage is available on select builders risk quotes.
Coverage varies by carrier and policy form. Your quote shows exactly what each carrier includes.
Common questions
How long does a builders risk policy last?
Terms are usually 3, 6, or 12 months, matched to your construction schedule. If the project runs long, many carriers allow an extension. Coverage ends when the building is completed or occupied.
My lender requires builders risk. Can I get proof quickly?
Yes. Most projects bind online, and once your policy is bound we provide the documentation your lender needs. Add your lender during the quote so they are listed correctly.
Construction has already started. Can I still get coverage?
Often, yes. You will be asked how far along the project is. Projects further along usually need additional underwriting review, so it is best to insure before work begins.
What determines the price?
The completed value of the project, construction type, location, policy term, and deductible. Comparing carriers matters because the same project can price very differently from one company to the next.
I'm renovating a vacant building. Is this the right policy?
Renovations of vacant buildings are quoted through our vacant property flow, which is built for that risk. Choose “Renovating a vacant property” at the top of this page.
